Job summary

Sun Communities & Sun Outdoors seeks a Senior Community Manager to oversee operations and profitability of the community, serving as the daily resident contact. This role covers administrative tasks, marketing, leasing, home sales, maintenance, budgeting and HR management, while being on-call around the clock.

You will drive leasing activity, coordinate a busy team, ensure fair housing compliance, and maintain Sun’s curb appeal and resident satisfaction across the community.

Qualifications

• High School Diploma or GED required; Bachelor's degree preferred.
• 4 years property management experience with 2 years supervisory experience.
• 6 months sales and leasing experience required.
• General maintenance knowledge and strong leadership abilities.
• Excellent verbal and written communication and negotiation skills.
• Ability to thrive in a fast-paced environment; basic accounting knowledge.
• Willingness to live on-site and to respond during non-business hours.

Responsibilities

• Market homes for sale and prepare documents to list and sell them.
• Resolve complaints and respond to issues in a timely manner.
• Manage rent collection, posting, and deposits, including delinquent debts.
• Handle delinquencies and eviction proceedings per company policy.
• Monitor invoices for operating expenses and sales costs.
• Coordinate hiring, development, and policy-compliant team management.
• Assist with marketing strategies and lease home coordination.
• Ensure compliance with fair housing laws and employment rules.
• Initiate lease renewals and rent increase notices.
• Inspect and approve purchases/renovations of homes.
• Prepare sites for models; coordinate with maintenance for move-ins.
• Respond to on-site emergencies and enforce safety policies.
• Provide data for budgets and CapEx planning; report deficiencies.
