Job summary

Greystar is seeking an on-site Maintenance Technician in Charleston, SC. You will diagnose and repair mechanical issues across buildings, complete make-readies for vacants, manage inventory, document tasks, and help maintain grounds and amenities.

The role requires EPA refrigerant certifications, a valid driver’s license, and a flexible schedule including on-call evenings/weekends. Competitive benefits are provided.

Qualifications

• EPA certifications Type 1 and II or Universal for refrigerant recycling.
• Valid driver’s license to operate a golf cart on property if applicable.

Responsibilities

• Completes assigned work orders from resident requests and performs preventive maintenance by diagnosing defects and making repairs per safety standards and code requirements.
• Completes the make-ready process to prepare vacant apartments for leasing, including pre-move-out inspection, punch list creation, scheduling vendors, obtaining supplies, completing tasks, and inspecting work.
• Follows procedures to access materials from maintenance, tracks inventory and notifies when re-ordering is needed.
• Completes documentation and paperwork to document and track service requests.
• Maintains grounds, common areas, and amenities by trash pickup, pressure-washing, cleaning, and painting curbs/signage as needed.
• Supports cost-cutting by fixing rather than replacing parts when possible and using tools/materials efficiently.
