Job summary

Greystar in Louisville is seeking a Property Manager to oversee the day-to-day operations of a multifamily property. You will lead the on-site team, manage budgets, leasing, and compliance with housing regulations to achieve financial and occupancy goals.

You will drive resident satisfaction, coordinate maintenance, supervise staff, and collaborate with owners and partners to optimize performance and service quality.

Qualifications

• 4-6 years minimum of relevant experience in residence life and/or property management.
• Knowledge of equity and inclusion issues and laws that impact higher education and particularly community living (FERPA, ADA).
• Detail-oriented and able to work independently and as a leader.

Responsibilities

• Provides input into budget development by analyzing financial statements and market data.
• Manages rent collection, banking, and monthly financial reports.
• Approves vendor invoices and ensures insurance certificates are valid.
• Oversees lease enforcement, inspections, notices, and renewals.
• Maintains relationships with housing officials and university partners.
