Job summary

Aperto Property Management, Inc. is seeking a Regional Manager for the Central California region to oversee multiple affordable housing communities, including Section 8, HUD, and LIHTC properties.

The role focuses on compliance, budgeting, and resident satisfaction while leading on-site managers. Ideal candidates bring 5+ years in multifamily management and 3+ years in regional roles, with strong leadership and financial acumen.

Qualifications

• 5+ years of experience in multifamily property management.
• 3+ years in a regional manager role overseeing affordable housing, including HUD, LIHTC & PBS8.
• Strong knowledge of affordable housing compliance requirements.
• Proven track record of successfully managing affordable housing properties, including oversight of leasing, resident relations, and property operations.

Responsibilities

• Oversee day-to-day operations of multiple affordable housing communities, ensuring HUD/LIHTC compliance.
• Manage budgets for each property, including rent rolls, expenses, and capital improvement plans.
• Supervise, train, and support property managers and on-site teams, providing mentorship.
• Ensure compliance with all housing laws, including regular inspections and audits.
• Act as the primary liaison between residents, staff and government agencies.
• Develop strategies to improve resident satisfaction, leasing and retention.
• Oversee preparation and submission of all Project-Based Section 8 and LIHTC reports.
• Coordinate with contractors, vendors, and third-party service providers for maintenance.
• Monitor occupancy and work with leasing teams to maximize fully leased properties.
• Analyze property performance and recommend efficiency improvements.
