Aperto Property Management, Inc. in Santa Rosa is seeking an experienced Regional Manager to lead multiple affordable housing communities, including USDA-RD and LIHTC properties.

You will oversee day-to-day operations, ensure compliance, manage budgets, train on-site managers, and drive resident satisfaction across your region. Ideal candidates bring 5+ years in multifamily regional management, strong knowledge of affordable housing compliance, and a proven leadership track.

Qualifications

• 5+ years of experience in multifamily property management in a regional role overseeing affordable housing, including USDA-RD & LIHTC.
• Strong knowledge of affordable housing compliance requirements.
• Proven track record of managing leasing, resident relations, and property operations.

Responsibilities

• Oversee day-to-day operations of multiple affordable housing communities.
• Manage budgets, rent rolls, expenses, and capital plans.
• Supervise, train, and support property managers and on-site teams.
• Ensure compliance with HUD regulations and tax credit requirements.
• Act as the primary liaison between residents, staff, and government agencies.
• Develop and implement strategies to improve resident satisfaction, leasing, and retention.
• Oversee the preparation and submission of all Project-Base Section 8 and LIHTC reports.
• Coordinate with contractors, vendors, and third-party service providers for maintenance and capital improvement projects.
• Monitor occupancy rates and work with leasing teams to stay fully leased within income/eligibility rules.
• Analyze property performance and recommend efficiency improvements.
