Job summary

Aperto Property Management, Inc. in Central California is seeking an experienced Regional Manager for affordable housing communities. You will oversee Section 8 and LIHTC properties, lead on-site teams, ensure HUD/tax credit compliance, and drive tenant satisfaction and financial performance.

The role requires strong leadership, budgeting, and regulatory knowledge, with travel to sites as needed and a focus on growth and excellence in service delivery.

Qualifications

• 5+ years of experience in multifamily property management.
• 3+ years in a regional manager role overseeing affordable housing, HUD, LIHTC & PBS8 communities.
• Strong knowledge of affordable housing compliance requirements.
• Proven track record of managing affordable housing properties including leasing, resident relations, and operations.
• Excellent leadership and team management skills with coaching ability.

Responsibilities

• Oversee day-to-day operations of multiple affordable housing communities, including Section 8 and LIHTC properties, ensuring HUD and tax credit compliance.
• Manage budgets for each property, including rent rolls, expenses, and capital improvement plans.
• Supervise, train, and support property managers and on-site teams, providing mentorship.
• Ensure compliance with local, state, and federal housing laws, including inspections and audits.
• Act as liaison between residents, staff, and government agencies.
• Develop strategies to improve resident satisfaction, leasing, and retention.
• Coordinate with contractors and vendors for maintenance and capital projects.
• Monitor occupancy rates and work with leasing teams to ensure full occupancy within income/eligibility rules.
