Job summary

Asset Living in Duncan, SC, seeks an Assistant Community Manager to oversee daily operations and financial functions of a housing community under the Community Manager. You will manage leasing, staffing, and compliance to maximize cash flow and NOI.

This onsite role requires posting payments, reconciling receivables, tracking delinquencies, and ensuring resident satisfaction through retention programs and strong leadership.

Qualifications

• High School Diploma or Equivalent; Bachelor’s degree preferred or two years experience in the housing industry; or equivalent combination of education and experience.

Responsibilities

• Oversee daily operations and financial functions of the housing community under supervision of the Community Manager.
• Post payments and reconcile account receivables.
• Monitor bad debt, send late notices, and file evictions as needed.
• Help the property meet budgeted revenues, expenses, and Net Operating Income.
• Post charges to resident accounts and bill back utilities where applicable.
• Conduct end-of-month closings and reporting.
• Maintain organized records and audit resident files.
• Walk units and post move-out charges and deposits.
• Provide onsite leadership and staff development.
• Ensure compliance with company policies, fair housing guidelines, and safety standards.
• Implement strategic leasing management and marketing plans.
• Address resident complaints and implement retention programs.
• Show, lease, and move-in residents.
