Avenue5 Residential in Portland is seeking a Floating Property Manager to oversee daily operations of our properties, ensure resident satisfaction, manage leases, rent collection, and marketing in line with company standards.

The role emphasizes strong leadership, staff supervision, and collaboration with clients and the corporate office; opportunities for professional development and mentoring are part of our culture.

Qualifications

• High school diploma required; bachelor’s preferred.
• 2–3 years property management experience required.
• 1–2 years direct management experience required.
• Knowledge of resident rental lifecycle activities.
• Salesforce.com and Yardi Voyager experience preferred.
• Real estate license preferred in some locations.

Responsabilités

• Manage day-to-day operations of the property, including resident satisfaction, rent collection, delinquency management, P&L, and marketing.
• Meet client expectations and provide excellent customer service.
• Recruit, interview, provide feedback, and hire staff.
• Lead and coach associates; share a common vision and develop talent.
• Execute strategic marketing plans to attract and retain residents.
• Follow operation guidelines in the management agreement.
• Respond to resident complaints and liaise with the corporate office on maintenance and rules.
• Maintain professional knowledge via workshops and publications and build networks.
• Organize site disaster and emergency evacuation plans.
• Manage safety records, loss claims, and risk management initiatives.
• Other duties as assigned.
