Job summary

Avenue5 Residential is seeking a Floating Property Manager to oversee operations across multiple properties, focusing on resident satisfaction, lease administration, and timely reporting.

Lead on-site teams, manage vendor contracts, coordinate maintenance, and execute marketing plans to attract and retain residents while upholding company standards.

You will ensure compliance with rental regulations, drive safety, and deliver exceptional service to residents, associates, and clients.

Qualifications

• High school diploma is required.
• Bachelor’s degree is preferred.
• Two to three years of property management experience required.
• One to two years of direct management experience required.
• Knowledge of resident rental lifecycle activities is required.
• Real estate license is preferred or may be required in some locations.
• Knowledge of Salesforce.com is preferred.
• Prior experience in Yardi Voyager or another equivalent system is preferred.

Responsibilities

• Manage day-to-day operations of the property including resident satisfaction, lease administration, rent collection, delinquency management, property P&L, and marketing.
• Meet client expectations and provide excellent customer service.
• Recruit, interview, provide corrective feedback, and hire staff.
• Lead associates with coaching and development aligned to a shared vision.
• Execute strategic marketing plans to attract and retain residents.
• Understand and follow operations guidelines in the management agreement.
• Respond to resident complaints and liaise with corporate on maintenance and rules.
• Maintain professional knowledge through workshops and networking.
• Organize site disaster and emergency evacuation plans.
• Manage safety records, loss claims, and risk management initiatives.
• Other duties as assigned.
