Job summary

Avenue5 Residential in Portland, OR is seeking a Floating Property Manager to oversee daily operations, rent collection, and lease administration while ensuring excellent service to residents and clients.

You will recruit and mentor staff, drive the marketing plan to attract tenants, and maintain strong relations with residents and the corporate office. A real estate license and knowledge of Salesforce/Yardi are preferred.

Qualifications

• High school diploma required; bachelor’s degree preferred.
• 2–3 years of property management experience required.
• 1–2 years of direct management experience required.
• Knowledge of resident rental lifecycle activities required.
• Real estate license preferred or may be required in some locations.
• Knowledge of Salesforce.com preferred.
• Prior experience with Yardi Voyager or similar system preferred.

Responsibilities

• Oversee day-to-day property operations and resident satisfaction.
• Manage rent collection, delinquency, and property P&L.
• Recruit, interview, and hire staff.
• Lead and coach associates to deliver excellence.
• Execute the marketing plan to attract residents.
• Adhere to property management guidelines in the contract.
• Coordinate safety, emergency plans, and risk management.
