Avenue5 Residential is hiring a Floating Property Manager in Atlanta to oversee daily property operations, lease admin, rent collection and marketing, while ensuring resident satisfaction and strong client relationships.

You will recruit and develop staff, lead a team toward a shared vision, and implement plans to attract residents. This role requires organization, communication, and a proactive service mindset.

Qualifications

• High school diploma required; bachelor’s degree preferred.
• 2–3 years of property management experience required.
• 1–2 years of direct management experience required.
• Knowledge of resident rental lifecycle activities preferred.
• Real estate license preferred or may be required in some locations.
• Salesforce.com experience preferred.
• Yardi Voyager or similar system experience preferred.

Responsibilities

• Manage day-to-day property operations including resident satisfaction, lease administration, rent collection, and marketing.
• Meet client expectations and provide excellent customer service.
• Recruit, interview, provide corrective feedback, and hire staff.
• Lead and coach associates to achieve a shared vision.
• Execute the strategic marketing plan to attract residents.
• Respond to resident complaints and liaise with corporate on maintenance and rules.
• Stay current with professional knowledge and networking.
• Organize site disaster and emergency evacuation plans.
• Manage safety records, loss claims, and risk management.
• Other duties as assigned.
