Avenue5 Residential is hiring a Floating Property Manager to oversee daily property operations, including leasing, maintenance, and resident relations. You will drive tenant satisfaction, revenue performance, and compliance with company standards across properties.

The role emphasizes leadership, customer service excellence, and coordination with corporate teams. Strong organizational skills and knowledge of property management tools are essential, with a focus on growth and resident experience.

Qualifications

• High school diploma required; Bachelor’s degree preferred
• 2–3 years property management experience required
• 1–2 years of direct management experience required
• Knowledge of resident rental lifecycle activities preferred
• Real estate license preferred or may be required in some locations
• Knowledge of Salesforce.com preferred
• Experience with Yardi Voyager or similar system preferred

Responsibilities

• Manage day-to-day property operations including resident satisfaction and retention
• Oversee lease administration, rent collection and delinquency management
• Maintain property P&L and marketing in line with company standards
• Recruit, interview and hire staff; provide feedback and development
• Execute strategic marketing plans to attract and retain residents
• Ensure compliance with property management guidelines and landlord rules
• Respond to resident complaints and liaise with corporate office
• Maintain safety records and manage risk initiatives
• Organize site emergency evacuation plans
• Continue professional development and external networking
