Job summary

Avenue5 Residential, LLC in Atlanta seeks a Floating Property Manager to oversee daily operations, lease administration, and vendor relationships across properties.

You will lead leasing, rent collection, and resident satisfaction while guiding onsite teams, ensuring compliance, and reporting to clients and corporate leadership.

This role requires strong organization, communication, and problem-solving, with a focus on delivering exceptional customer service.

Qualifications

• High school diploma required; Bachelor's degree preferred.
• Two to three years of property management experience required.
• One to two years of direct management experience required.
• Knowledge of resident rental lifecycle activities required.
• Real estate license preferred or may be required in some locations.

Responsibilities

• Manage day-to-day operations of the property including resident satisfaction and retention, full resident lifecycle activities (lease administration, rent collection, delinquency management), property P&L, and marketing.
• Meet client expectations and provide excellent customer service.
• Recruit, interview, provide corrective feedback, and hire staff.
• Lead and communicate a shared vision with associates and provide coaching and development.
• Execute the strategic marketing plan to attract and retain residents.
• Follow operations guidelines in the property management agreement.
• Respond to resident complaints and liaise with residents and corporate on CAM and landlord rules.
• Maintain professional knowledge by attending workshops and networking.
• Organize site disaster and emergency evacuation plans.
• Manage safety records, loss claims, and risk management initiatives.
