Avenue5 Residential is seeking a Floating Property Manager in Dallas, TX to oversee daily property operations, lease administration, and resident relations. You will drive occupancy targets, manage vendor contracts, and coordinate with corporate teams to ensure a high standard of service across properties.

The role emphasizes leadership, strategic marketing execution, and adherence to management guidelines.

Qualifications

• High school diploma required; bachelor’s degree preferred.
• 2–3 years of property management experience required.
• 1–2 years of direct management experience required.
• Knowledge of resident rental lifecycle activities preferred.
• Real estate license preferred or may be required in some locations.
• Salesforce.com and Yardi Voyager experience preferred.

Responsibilities

• Manage day-to-day property operations, including resident satisfaction and retention, lease administration, rent collection, and marketing.
• Meet client expectations and deliver excellent customer service.
• Recruit, interview, provide corrective feedback, and hire staff.
• Lead and coach associates, communicating a shared vision.
• Execute the strategic marketing plan to attract and retain residents.
• Understand guidelines in the property management agreement and enforce rules.
• Respond to resident issues and liaise with corporate office on maintenance.
• Maintain professional knowledge through education and networking.
• Organize site disaster and emergency evacuation plans.
• Manage safety records, loss claims, and risk management initiatives.
• Perform other duties as assigned.
