Job summary

Avenue5 Residential is seeking a Floating Property Manager in Raleigh to oversee daily property operations, lease administration, and resident experience. You will lead facilities, marketing, and staff, ensuring client satisfaction and compliant processes.

You will manage relations with residents and associates, drive performance, and coordinate training while maintaining safety and financial controls. A strong background in property management and a valid driver’s license are preferred.

Qualifications

• High school diploma required; bachelor’s degree preferred.
• Two to three years of experience in property management is required.
• One to two years of direct management experience is required.
• Knowledge of resident rental lifecycle activities is required.
• Knowledge of Salesforce.com is preferred.
• Prior experience in Yardi Voyager or another equivalent system is preferred.

Responsibilities

• Manage day-to-day operations including resident satisfaction, lease administration, rent collection, and marketing in accordance with company standards.
• Meet client expectations and provide excellent customer service experience.
• Recruit, interview, provide corrective feedback, and hire staff.
• Create a climate for associates to do their best by guiding and developing them.
• Execute the strategic marketing plan to attract and retain residents.
• Understand operations guidelines within the management agreement.
• Respond to resident complaints and liaise with corporate on maintenance and rules enforcement.
• Maintain professional knowledge by attending workshops and networking.
• Organize site disaster and emergency evacuation plans.
• Manage safety records, loss claims, and risk initiatives.
