Avenue5 Residential in Raleigh, NC is hiring a Floating Property Manager to oversee operations, lease administration, and client relations for multiple properties. You will drive resident satisfaction, manage staff, and implement marketing plans to attract residents.

The role requires strong organizational skills, leadership capability, and experience in property management. A valid driver’s license and real estate license may be needed depending on location, with company-wide benefits

Qualifications

• High school diploma required; bachelor’s degree preferred.
• 2–3 years property management experience required.
• 1–2 years direct management experience required.
• Knowledge of resident rental lifecycle activities required.
• Real estate license preferred or may be required in some locations.
• Knowledge of Salesforce.com is preferred.
• Prior experience with Yardi Voyager or another system preferred.

Responsibilities

• Manage day-to-day property operations to ensure resident satisfaction and retention.
• Oversee lease administration, rent collection, and delinquency management.
• Lead recruitment, interviewing, feedback, and hiring processes.
• Coach and develop associates by communicating a shared vision.
• Execute the marketing plan to attract and retain residents.
• Comply with property management guidelines and lease terms.
• Respond to resident complaints and liaise with corporate office on MOM issues.
• Maintain professional knowledge through education and networking.
• Organize site disaster and evacuation plans.
• Oversee safety records, loss claims, and risk initiatives.
• Perform other duties as assigned.
