Job summary

Evergreen Real Estate Services is seeking a Property Manager – Affordable Housing in Cleveland, OH. You will oversee daily operations of affordable housing communities, ensuring compliance with HUD, LIHTC, and other program requirements while maintaining a safe, supportive environment for residents and staff.

The role includes coaching site teams, managing budgets, minimizing vacancy loss, and developing on-site staff.

Qualifications

• High school diploma or GED required; Associate’s or Bachelor’s degree preferred.
• 3+ years in on-site property management with at least 1 year as Property Manager in affordable housing.
• Prior supervisory experience required.

Responsibilities

• Hire, supervise, train, and evaluate all site staff, including Assistant Managers, Leasing Professionals, Maintenance, and Janitorial teams.
• Maximize occupancy through timely unit turnover, outreach marketing, and proactive leasing strategies.
• Ensure compliance with HUD, LIHTC, ADA, Fair Housing, and other regulatory requirements.
• Assist with development of the annual operating budget; monitor expenditures and ensure budget adherence.
• Schedule and supervise preventive, routine, and emergency maintenance.
