Job summary

Evergreen Real Estate Group seeks a Property Manager – Affordable Housing to oversee daily operations of affordable housing communities, ensuring HUD/LIHTC compliance and a safe resident environment. The role includes coaching on-site teams and preparing staff for increased responsibilities.

The position emphasizes budget management, vacancy reduction, and strong resident relations, with supervision of Assistant Property Manager and leasing staff. Evening/weekend coverage may be required.

Qualifications

• High school diploma or GED required.
• 3+ years on-site property management experience, with at least 1 year as Property Manager in affordable housing.
• Prior supervisory experience required.
• Must possess or obtain an Illinois Leasing Agent License within 120 days if not licensed in Illinois.
• Valid driver’s license and auto insurance.

Responsibilities

• Hire, supervise, train, and evaluate site staff.
• Set performance goals and conduct evaluations.
• Oversee leasing, resident management, and retention strategies.
• Ensure compliance with HUD/LIHTC and other regulations.
• Assist with annual operating budget development and monitoring.
• Oversee maintenance scheduling and vendor management.
• Maintain resident files and submit regulatory reports.
