Job summary

Evergreen Real Estate Group in Chicago, IL seeks a Property Manager – Affordable Housing to run daily operations of affordable communities, ensuring HUD/LIHTC compliance and a safe living environment. Lead site teams, train staff, and drive leasing and resident relations to minimize vacancies.

You will oversee budgets, regulate finances, and coordinate with regulatory bodies while maintaining high service standards and strong community partnerships.

Qualifications

• 3+ years in on-site property management with at least 1 year in affordable housing.
• Supervisory experience required.
• Illinois Leasing Agent License within 120 days if not already licensed for Real Estate in Illinois.
• COS, Tax Credit Certification, ARM or CAM preferred.
• Proficiency in MS Office; Experience with OneSite; Understanding of compliance docs and occupancy standards.

Responsibilities

• Staff Management & Supervision: hire, train, evaluate and supervise site staff; set goals and conduct evaluations.
• Leasing & Resident Management: maximize occupancy, oversee tenant selection, orientation, and retention.
• Compliance & Regulatory Oversight: ensure HUD/LIHTC/ADA and related regulatory compliance.
• Financial Management: assist with annual operating budget and monitor expenditures; review financial reports.
• Operations & Maintenance: schedule maintenance, procure services, conduct inspections, and ensure safety standards.
• Represent Evergreen Real Estate Group positively with community groups, vendors, and external stakeholders.
