Job summary

Evergreen Real Estate Group is seeking a Property Manager – Affordable Housing to oversee daily operations of one or more affordable housing communities in Hopkins, MN. You will lead site teams, manage budgets, and promote compliance excellence while ensuring safety and resident satisfaction.

Responsibilities include leasing management, regulatory compliance, and staff development. The role requires 3+ years in property management, supervisory experience, and knowledge of HUD/LIHTC rules.

Qualifications

• High school diploma or GED required; Associate’s or Bachelor’s degree preferred.
• 3+ years in on-site property management with at least 1 year as Property Manager in affordable housing.
• Prior supervisory experience required.
• Licensed Leasing Agent in Illinois within 120 days; valid driver's license and auto insurance.
• COS, Tax Credit Certification, ARM or CAM preferred.
• Proficient in Microsoft Office and property management software.

Responsibilities

• Staff management and supervision of site staff including leasing, maintenance, and janitorial teams.
• Maximize occupancy through turnover, marketing, and proactive leasing strategies.
• Ensure compliance with HUD, LIHTC, ADA, Fair Housing, and regulatory requirements.
• Develop and train on-site staff; mentor Assistant Property Manager and prepare for advancement.
• Oversee budgets, financial reports, and accounts receivable; coordinate with leadership on variances.
• Schedule and supervise maintenance; conduct site/unit inspections; manage vendors.
