Job summary

Evergreen Real Estate Group seeks a Property Manager – Affordable Housing to oversee daily operations at one or more compliant communities, ensuring HUD, LIHTC and local rules are met while fostering a safe, responsive environment for residents and staff.

You will lead site teams, manage budgets, minimize vacancies, and coach on-site staff, including mentoring the Assistant Property Manager and preparing team members for advancement.

Qualifications

• 3+ years in on-site property management with at least 1 year of experience as a Property Manager in affordable housing.
• Project Based Sec 8 and LIHTC a must.
• Illinois Leasing Agent License within 120 days of employment if not already licensed for Real Estate in Illinois.

Responsibilities

• Staff Management & Supervision: Hire, supervise, train, and evaluate site staff and provide ongoing guidance.
• Leasing & Resident Management: Maximize occupancy, oversee tenant selection, ensure orientation and retention.
• Compliance & Regulatory Oversight: Ensure HUD/LIHTC compliance, certifications, regulatory changes.
• Financial Management: Assist with annual budget, monitor expenditures, review financial reports, collect rents and manage delinquencies.
• Operations & Maintenance: Schedule and supervise preventive maintenance, inspect units, manage vendors and bids.
• Represent Evergreen Real Estate Group with community groups, vendors, and external stakeholders.
