Job summary

Greystar in Charleston-area communities is seeking a Property Maintenance Technician for a Garden property. Schedule is Monday-Friday, 8am-5pm with rotating on-call; 294 units total.

You will diagnose and repair maintenance issues, complete make-ready tasks, and ensure safety, cleanliness, and overall community functionality. Responsibilities include inspecting work, managing inventory, performing monthly preventive maintenance, and assisting the Community Manager with budget planning.

Qualifications

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance, or related trade.
• Own hand tools unless prohibited by state law; safe use of tools and equipment.
• Ability to read, write, and communicate effectively for internal and external contacts.
• Proficiency with basic math for financial and administrative tasks.

Responsibilities

• Oversees and completes the make-ready process to prepare vacant apartments for leasing.
• Develops standards for cleanliness and appearance of grounds, amenities, and common areas.
• Inspects work by staff and contractors to ensure quality and adherence to standards.
• Maintains inventory of spare parts and coordinates supplies within budget.
• Performs monthly preventative maintenance as per policy.
• Assists Community Manager in budgeting for repairs and capital projects.
• Supports cost-cutting by fixing rather than replacing where appropriate.
• Conducts safety meetings and ensures OSHA compliance; communicates with residents.
• Delivers strong customer service to residents and team members.
