Job summary

Greystar is seeking a Maintenance Technician to oversee and perform technical and mechanical work across a 324-unit garden community in Myrtle Beach. You will handle work orders, perform repairs, manage make-ready inspections, and ensure the property reflects Greystar's quality standards.

You will develop and enforce cleanliness standards for grounds, exteriors, interiors, and common areas, while coordinating with vendors and managing safety compliance.

Qualifications

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance, other building maintenance, or related trade.
• Must provide own hand tools unless prohibited by State law; knowledgeable in safe use and maintenance of hand/power tools.
• Ability to apply logical thinking to define and correct problems.
• Proficiency in customer service and interpersonal communication to interact with residents and team.
• Ability to read, write, and communicate effectively to represent company management.
• Proficiency in internet, word processing, spreadsheet, and database programs; property management system experience preferred.
• Mathematical skills to handle financial, administrative, and legal documents.

Responsibilities

• Assist and complete work orders from resident requests and routine upkeep by diagnosing defects and making repairs.
• Oversee and complete the make-ready process for vacant units, including inspections and coordinating vendors.
• Develop standards for cleanliness and appearance of grounds, exteriors, interiors, and common areas.
• Periodically inspect work by service team members and contractors to ensure quality and compliance.
• Maintain inventory of spare parts and assist with budgeting and supplies.
• Complete monthly preventative maintenance procedures.
• Assist Community Manager in budget development for regular repairs and capital projects.
• Support cost-cutting by fixing rather than replacing parts when possible; proper tool use.
• Conduct safety meetings and maintain OSHA-related compliance.
• Demonstrate customer service by addressing resident questions and concerns promptly.
