Job summary

Greystar is seeking a property maintenance technician to ensure the community's buildings, grounds, and common areas meet Greystar standards for cleanliness, safety, and functionality. You will respond to resident service requests, diagnose issues, and perform repairs per policy while coordinating with vendors as needed.

Qualifications

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance or related trade.
• Own hand tools unless prohibited by State law and must be knowledgeable and skilled in the safe use of hand tools, power tools, user-moved aids, mechanical equipment and measuring devices.
• Ability to apply principles of logical thinking to define and correct problems.
• Proficiency in customer service and interpersonal communication to interact with residents, clients, team members, and other business contacts, respond courteously to questions and requests, and stay calm when addressing and resolving customer problems.
• Ability to read, write, and communicate effectively to represent company management in a support capacity, act as the first point of contact for internal team members and external visitors, and answer questions related to department operating policies.
• Proficiency in internet, word processing, spreadsheet, and database management programs; property management system experience preferred.
• Mathematical skills necessary to perform calculations for financial, administrative, and legal documents.

Responsibilities

• Diagnose the source of defects or problems and perform repairs per policies, safety standards, and code requirements.
• Oversee and complete the make-ready process for vacant apartments, including inspections, punch lists, scheduling vendors, and supplies.
• Develop standards for cleanliness and appearance of grounds, amenities, building exteriors, and common areas to reflect Greystar quality.
• Periodically inspect work by service team members to assess effectiveness and develop corrective actions.
• Inspect contractors and vendors to verify quality and compliance with specifications.
• Maintain inventory of spare parts and maintenance materials; work with Community Manager to order supplies within budget.
• Complete monthly preventative maintenance procedures as outlined in the policy manual.
• Assist Community Manager in budgeting for repairs and capital projects.
• Support cost-cutting by repairing instead of replacing where feasible and adhering to proper tool use.
• Conduct safety meetings; ensure MSDS up-to-date and OSHA compliance.
