Job summary

ZRS Management is seeking a Maintenance Supervisor to lead the upkeep of our properties and ensure timely, professional service to residents.

Reporting to the Property Manager, you will oversee preventive maintenance, coordinate apartment turns, supervise staff, and manage budgets while upholding EPA and Fair Housing requirements.

You will maintain common areas, pools, and equipment, inspect outside contractor work, and train maintenance staff to uphold safety and quality standards.

Qualifications

• Must have valid driver's license with an acceptable driving record.
• EPA certification preferred. If required at a specific property, certification must be obtained within 90 days of the employment start date.
• Strong maintenance skills across electrical, plumbing, HVAC and appliance repairs.

Responsibilities

• Respond to service requests promptly in accordance with the service policy.
• On-call service as determined by Property Manager.
• Schedule and manage apartment turns within three to five business days.
• Perform light electrical, plumbing, carpentry, and masonry repairs.
• Maintain common areas including sweeping, mopping, vacuuming, trash removal, windows cleaning, and pressure washing.
• Maintain pools and Jacuzzi facilities and ensure safety and cleanliness.
• Inspect and approve work by outside contractors and ensure EPA and safety standards.
• Assist in vendor selection and budgeting, and maintain required logbooks.
• Walk move-outs with Property Manager to assess repair costs and timeline.
• Train other maintenance staff and support on preventive maintenance programs.
• Travel for training and education seminars as needed.
