Job summary

ZRS Management is seeking a Maintenance Supervisor to oversee the property's upkeep and a team of technicians. You will ensure fast, professional service, manage preventive maintenance, and supervise vendor relations to maintain quality living spaces.

Responsibilities include coordinating apartment turns, performing basic trades, and maintaining common areas, pools, and logbooks. A valid license is required; EPA certs preferred and on-call weekends may be included.

Qualifications

• EPA certification preferred; if required at a specific property, certification must be obtained within 90 days of the employment start date.
• Must have valid driver's license with an acceptable driving record & proof of automobile insurance coverage.

Responsibilities

• Provide prompt and efficient service per policy.
• On-call service as determined by Property Manager.
• Schedule apartment turns within 3–5 business days.
• Perform light electrical, plumbing, carpentry, and masonry repairs.
• Maintain common areas and pool/spa facilities.
• Train maintenance staff and assist in vendor selection.
• Keep detailed property records and logs (water shut-offs, meters, etc.).
• Support Preventive Maintenance Program and weekly light inspections.
• Inspect contractors' work and ensure insurance requirements.
• Lead upkeep of property's aesthetic and adhere to maintenance budget.
• Assist other properties as needed and walk move-outs with the Property Manager.
• Video tape move-outs for charges/damages.
• Review Outstanding Service Reports daily.
• Order maintenance supplies and implement Area Assignment Program.
