Job summary

ZRS Management, LLC seeks a Maintenance Supervisor to lead the property’s upkeep, manage preventative maintenance, and supervise maintenance staff. You will ensure timely repairs, schedule turns, and maintain safety and aesthetic standards across the site.

You will report to the Property Manager, coordinate with vendors, and help manage the maintenance budget while upholding EPA and Fair Housing requirements.

Qualifications

• Must have valid driver's license with an acceptable driving record & proof of automobile insurance coverage.
• EPA certification preferred; if required at a specific property, certification must be obtained within 90 days of start date.

Responsibilities

• Oversee overall maintenance of the property and ensure timely service per policy.
• Schedule apartment turns and coordinate turning vacant units within 3–5 business days.
• Perform light electrical, plumbing, carpentry, and masonry repairs as needed.
• Maintain common areas, pools/Jacuzzis, and maintenance shops in safe, organized condition.
• Train maintenance staff and assist in vendor selection and relationship management.
• Maintain accurate logs (water shut-offs, meters, inspections) and support preventive maintenance programs.
• Inspect and approve work by outside contractors and ensure insurance requirements are met.
• Support the Property Manager in budget adherence and periodic property improvements.
• Conduct move-out walkthroughs with the Property Manager to assess repair costs and timelines.
