Job summary

ZRS Management is seeking a Maintenance Supervisor to oversee property maintenance operations. The role focuses on timely service, preventive maintenance, and coordinating with the Property Manager to retain residents through professional, reliable service.

You will manage turns, supervise staff, and ensure safety and compliance while maintaining the aesthetic and functional standards of the property. This full-time position offers competitive benefits and growth opportunities.

Qualifications

• Must have valid driver's license and proof of automobile insurance.
• HVAC certification preferred; if required at a specific property, certification must be obtained within 90 days of start date.

Responsibilities

• Provide prompt and efficient service calls according to policy.
• Schedule apartment turns and ensure turnover within 3–5 business days.
• Perform light electrical, plumbing, carpentry and masonry repairs.
• Maintain common areas, pools, and facilities in clean, safe condition.
• Train other maintenance staff and assist in vendor selection.
• Keep accurate records of key property information and inspections.
• Develop and follow a preventive maintenance program with weekly light inspections.
• Inspect and approve work by outside contractors; ensure insurance requirements are met.
• Lead efforts to maintain property aesthetics and assist in budgeting.
• Walk move-outs with Property Manager to assess repairs and document damages.
