Job summary

CGI Associa is hiring an Onsite Community Manager for its HOA in Williamsburg, VA. The role oversees office, administrative, and maintenance projects and acts as liaison among homeowners, the Board, staff, and vendors.

The ideal candidate has 2+ years of community association experience, strong communication, and the willingness to obtain CMCA/AMS/PCAM certifications. The position offers an annual salary range of $50,000 to $60,000 and a focus on budget management and governance.

Qualifications

• 2+ years of community association experience.
• Knowledge of the Association Board of Directors, the General Manager, and how those roles interface with homeowner requests.
• Ability to interpret financials and create budgets, including Balance Sheet, Income Statement, operating expenses, and reserves.
• Excellent communication skills (written and spoken) with effective conflict resolution.

Responsibilities

• Implement Board policy and directives within the scope of the management agreement.
• Walk and inspect the community; ensure maintenance and compliance with rules.
• Issues violation notices to homeowners and follow-up.
• Meet and greet homeowners, Board members, and contractors.
• Research and respond to inquiries in-person, by phone, and email.
• Data entry and updating information in the database; record and track documents.
• Create and manage budgets; review financial reports and reserves.
• Submit RFPs, manage bidding and vendor selection; develop vendor relationships.
• Prioritize maintenance requests and coordinate vendors for on-site work.
• Prepare board packages and coordinate monthly/annual board meetings.
• Create and send weekly communications to homeowners about maintenance and events.
• Assist homeowners with architectural review forms and Board decisions.
