CGI Associa is seeking an Onsite Community Manager for a high-rise condominium community in downtown Richmond, Virginia. The role oversees administrative, maintenance, and projects to improve the community and acts as the liaison among homeowners, the Board, the association staff, and vendors.

Responsibilities include front-desk management, inquiries handling, mail and newsletters, HOA rule enforcement, budget support, and coordinating contractors.

Responsibilities

  • Meet homeowners, residents, guests, vendors, and contractors.
  • Research and respond to inquiries in-person, by phone, and email.
  • Manage all mail, email, and newsletters to homeowners and Board.
  • Walk and inspect the community to ensure HOA rules are followed.
  • Issue HOA violations notices and follow up for corrections.
  • Coordinate with outside maintenance contractors and vendors.
  • Perform light maintenance and tasks (e.g., changing light bulbs).
  • Schedule and facilitate monthly board meetings.
  • Review financials and delinquency reports; assist with budget creation.
  • Submit RFPs, review proposals, and present recommendations to the board.
  • Schedule contractors and vendors onsite (including roof walks).
  • Coordinate move-ins/move-outs for residents.
  • Activate FOB access and review security cameras.
  • Approve and code invoices.

Job description

CGI Associa is hiring anOnsite Community Manager for its high-rise condominium community in downtown Richmond, VA.

The Onsite Community Manager oversees all administrative, maintenance, and projects to ensure the betterment of the community. The Onsite Community is the liaison among the homeowners, members of the Board of Directors, Committee Members, the association management staff, and maintenance vendors and contractors.

Daily responsibilities:
  • Onsite Manager positioned at the Front Desk.
  • Meet and greet homeowners, residents, guests, vendors, and contractors.
  • Research and respond to inquiries in-person, by phone, and email.
  • Manage all mail, email, and mass email correspondence and monthly newsletters to homeowners and members of the Board of Directors.
  • Walk and inspect community to ensure HOA rules and regulations are followed and community is well maintained.
  • Issue HOA violations notices to homeowners; follow up to ensure violations were corrected.
  • Contact outside maintenance contractors and vendors for maintenance repair and service.
  • Perform light maintenance, s.a changing light bulbs.
  • Communicate with contracted porter staff on work that needs to be done.
  • Schedule and facilitate monthly board meetings.
  • Review financials and delinquency reports, assist with budget creation.
  • Submit RFPs, review proposals, offer recommendations to the board, meet and walk contractors to work area.
  • Schedule contractors and vendors onsite to include walk on roof.
  • Coordinate with loading dock resident move-ins and move-outs.
  • Issue and Activate FOB access.
  • Review Security camera.
  • Approve and code invoices.
  • Other duties as assigned.

Annual salary: $60K-$64K.
