Asset Living in Maryland is seeking an Assistant Community Manager to oversee daily operations and financial functions under the Community Manager. You will play a vital role in delinquency and rent collection to optimize cash flow and financial position.

As an onsite leader, you will supervise staff, ensure compliance with company policies, safety, and fair housing guidelines, and manage leasing, maintenance, and administration processes.

Qualifications

• High School Diploma or Equivalent; Bachelor’s degree preferred or two years experience in the housing industry, or one to two years related experience and/or training; or equivalent combination of education and experience.
• Ability to understand and perform all onsite software functions; basic computer skills required.
• Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Responsabilités

• Posting payments and income accurately for applicants, residents, and non-current residents.
• Processing and reconciling daily all accounts receivable.
• Monitor and follow up on bad debt including late notices, resident and guarantor contact, and evictions.
• Help the property meet budgeted revenues, expenses, and Net Operating Income.
• Post charges to resident and non-current resident accounts; bill back of utilities where applicable.
• Perform end-of-month closing procedures and reporting.
• Maintain accurate and organized records; audit resident files for accuracy.
• Walk units and post move-out charges, statements, and security deposits.
• Attend onsite daily as required.
• Screen, hire, train, coach, and develop onsite staff per company directives.
• Ensure staff are trained and aligned with Asset Living benchmarks.
• Promote harmony and quality performance among staff.
• Ensure policy compliance and consistency.
• Implement Strategic Leasing Management and effective leasing techniques.
• Execute marketing strategies from the annual plan.
• Address resident complaints and requests to ensure satisfaction.
• Develop resident retention programs and events.
• Show, lease, and move in prospective residents.
