Job summary

Asset Living is seeking an Assistant Community Manager to oversee daily operations under the Community Manager at our Lawrence, KS property. You will supervise staff, manage leasing, maintenance, and financial activities, and help optimize cash flow while ensuring compliance with policies and fair housing guidelines.

Qualifications

• High School Diploma or Equivalent; Bachelor’s degree preferred or two years experience in housing industry; or equivalent combination of education and experience.
• Ability to understand and perform all onsite software functions; basic computer skills required.
• Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Responsibilities

• Responsible for posting payments and income received from residents and applicants accurately and timely.
• Manage accounts receivable reconciliation and rent collection processes.
• Monitor delinquencies, issue late notices, contact residents/guarantors, and file evictions as needed.
• Assist in meeting budgeted revenues, expenses, and Net Operating Income.
• Post charges to resident accounts and bill utilities where applicable.
• Handle month-end closing procedures and reporting.
• Maintain organized records and audit resident files for accuracy.
• Walk units and post move-out charges, statements, and security deposits.
• Supervise onsite staff to ensure policy compliance and effective leasing.
• Promote leasing strategies and resident retention programs.
• Ensure high-quality customer service and timely maintenance responses.
• Support administrative management and economic use of property resources.
