Job summary

Asset Living is seeking an Assistant Community Manager to oversee daily operations and financial functions of the housing community under the supervision of the Community Manager. You will lead onsite staff, manage leasing, maintenance, administration, and risk, ensuring compliance with policies, safety, and fair housing.

Key duties include posting payments, reconciling receivables, handling delinquencies and evictions, supporting budgeted NOI, posting charges, and month-end closings; conduct

Qualifications

• High School Diploma or Equivalent required.
• Bachelor's degree preferred or two years experience in housing industry.
• Ability to understand onsite software functions; basic computer skills required.
• Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Responsibilities

• Post payments and income from applicants, current residents, and non-current residents accurately.
• Process and reconcile daily accounts receivable.
• Monitor and follow up on bad debt to include preparation of late notices, resident and guarantor contact, and filing evictions.
• Help the property meet budgeted revenues, expenses, and Net Operating Income.
• Post charges to resident and non-current resident accounts; bill back of utilities where applicable.
• End-of-month closing procedures and reporting.
• Maintain accurate and organized records; audit resident files.
• Walk units and post move-out charges, statements, and security deposit refunds.
• Regular/daily onsite attendance is required.
• Screen, hire, train, coach, and develop onsite staff.
• Promote harmony and quality performance; ensure policy compliance.
• Strategic Leasing Management and leasing close procedures.
• Deal with resident complaints and retention programs.
• Show, lease, and move in prospective residents.
