Job summary

Asset Living is seeking an Assistant Community Manager to oversee daily property operations under the supervision of the Community Manager. You will drive rent collection, financial processes, and on-site staff oversight to maintain strong occupancy and NOI.

This on-site role requires coordinating maintenance, leasing, and admin tasks, executing marketing plans, and ensuring fair housing and safety compliance while delivering excellent resident service at the community.

Qualifications

• High School Diploma or Equivalent; Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
• Ability to understand and perform all onsite software functions; basic computer skills required.
• Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Responsibilities

• Posting all payments and income received from all applicants, current residents, and non-current residents accurately, timely, and efficiently.
• Processing and reconciling daily all account receivables.
• Monitor and follow up on bad debt to include preparation of late notices, resident and guarantor contact, and filing evictions.
• Help the property meet budgeted revenues, expenses, and Net Operating Income.
• Posting of all charges to resident and non-current resident accounts; including bill back of utilities where applicable.
• End-of-month closing procedures and reporting.
• Maintain accurate and organized records; audit resident files for accuracy.
• Walk units and post move-out charges, statements, and security deposit refunds.
• Regular/daily onsite attendance is required.
• Screen, hire, train, coach, and develop onsite staff per company directives.
• Ensure staff are effective through ongoing training, coaching, and guidance in compliance with Asset training benchmarks.
• Promote harmony and quality job performance of staff through support and leadership.
• Ensure staff compliance with Company policies and procedures.
• Strategic Leasing Management; ensure leasing techniques achieve closures and up-to-date reporting.
• Implement marketing strategies & systems in the annual plan.
• Deal with resident complaints and requests to ensure satisfaction.
• Develop and implement resident retention programs.
• Show, lease, and move in prospective residents.
