Job summary

Asset Living is seeking an Assistant Community Manager to oversee daily property operations and financial functions under the Community Manager. You will handle rent collection, posting payments, and month-end closings to optimize cash flow and NOI, while ensuring compliance with fair housing guidelines and company policies.

Qualifications

• High School Diploma or Equivalent; Bachelor's degree preferred or two years experience in housing industry.
• Ability to understand and perform onsite software functions; basic computer skills required.
• Must have knowledge of Fair Housing Laws and OSHA requirements.

Responsibilities

• Post payments and income from applicants, residents, and non-residents accurately and timely.
• Process and reconcile daily accounts receivable.
• Monitor bad debt, send late notices, contact residents/guarantors, and file evictions.
• Help property meet budgeted revenues, expenses, and Net Operating Income.
• Post charges to resident accounts and bill back utilities when applicable.
• Perform end-of-month closing procedures and reporting.
• Maintain organized records and audit resident files.
• Walk units and post move-out charges and security deposits.
• Ensure on-site staff screening, hiring, training, and development per company directives.
• Support staff with coaching, training, and compliance with Asset Living benchmarks.
• Promote harmony and effective leadership among staff and ensure policy adherence.
• Implement leasing strategies and ensure timely documentation and reporting of leases.
• Execute marketing plans and on-site procedures to optimize occupancy and revenue.
• Address resident complaints and develop retention initiatives.
