Job summary

RangeWater Residential, LLC is seeking a Maintenance Technician to keep interior and exterior spaces clean, safe, and functional across a multi-family property. You will diagnose and repair issues, complete work orders, and assist with make-ready inspections.

The role requires 1–3 years of maintenance experience, a high school diploma or GED, EPA refrigerant certifications, a valid driver’s license, and the ability to lift up to 50 pounds (150 with assistance).

Qualifications

• Education: High School Diploma or GED equivalent.
• Experience Preferred: 1-3 years of apartment maintenance experience or equivalent.
• Advanced Skills: Communication and Delivery Skills with ability to connect to people at all levels.
• Computer Skills: Proficiency in internet, word processing, spreadsheet, and database management for reporting; strong proficiency in Entrata Yardi and One Site.
• Licenses/Certifications: Driver's license; EPA Type I/II or Universal refrigerant; state/local certifications.
• Physical Requirements: Lift up to 50 pounds; up to 150 pounds with assistance; frequent standing and mobility.

Responsibilities

• Completes work orders from resident requests within 24–48 hours and performs routine maintenance.
• Performs make-ready tasks, pre-move-out inspections, and punch lists for new move-ins.
• Schedules vendors and inventories materials; tracks supplies and returns unused items.
• Inspects contractor work for quality, safety, and compliance with policies.
• Maintains safety by following OSHA rules and attending safety meetings.
• Interacts with residents professionally, addressing concerns and questions.
• Participates in periodic property inspections and reports maintenance needs.
