Job summary

J&A, Inc. seeks a Site Manager to oversee apartment operations, leasing, and compliance at an on-site property. The role requires coordinating rent collection, resident services, and regulatory adherence to HUD, LIHTC and RD programs.

You will live on-site, supervise maintenance staff, manage budgets, and ensure safety and high-quality resident experiences. Strong communication and organizational skills are essential.

Qualifications

• High school diploma or equivalent is required or preferred.
• Experience with LIHTC, HUD and property management guidelines is essential.
• Certification in property management or related training is a plus.

Responsibilities

• Lead leasing activities in accordance with HUD, RD and LIHTC regulations.
• Verify tenant income, assets and eligibility; maintain waiting lists.
• Prepare and process leases, security deposits, move-in/out documentation.
• Coordinate rent collection, deposits, notices and delinquency management.
• Oversee on-site maintenance; supervise vendors and contractors as needed.
• Prepare monthly and quarterly operation reports to the Regional Manager.
• Ensure safety and compliance with ADA, Fair Housing and other regulations.
• Live on site and provide emergency on-call coverage as required.
• Supervise staff, coordinate training and performance.
• Monitor budgets and implement cost-saving maintenance strategies.
