Job summary

J&A, Inc. is seeking an on-site Site Manager for a Mississippi apartment property. You will oversee leasing, rent collection, administration, maintenance, and compliance with HUD, Tax Credit, USDA RD, and Fair Housing guidelines.

Daily coordination with the Regional Manager ensures operational fiscal and social soundness. Responsibilities include marketing outreach, income verifications, move-in/out processing, and coordinating maintenance with on-site staff and vendors.

Qualifications

• LIHTC property management knowledge
• Proficient with Microsoft Office Suite
• Familiar with property management software (Yardi, Real Page)
• Valid State Driver's License
• Basic bookkeeping knowledge
• Certification or training in property management, LIHTC, COS, or RD
• Understanding HUD, RD, LIHTC guidelines and IRS rules
• Able to follow safety regulations and building codes
• Strong written and verbal communication; able to interact with diverse stakeholders
• Self-motivated with ability to take initiative

Responsibilities

• Leasing activities: respond to inquiries, show vacancies, process income certifications, and manage leases.
• Rent collections: collect and post deposits, collect late rents, issue receipts, and handle notices.
• Administration: maintain office operations, enforce leases, and provide on-site emergency coverage.
• Property maintenance: supervise staff, oversee vendors, conduct unit inspections and curb-appeal checks.
• Record-keeping/reporting: maintain tenant ledgers, generate monthly operation summaries for management.
• Other duties: engage with tenants, assist compliance planning, and perform additional tasks as assigned.
