Job summary

Middleburg Communities is seeking a Service Technician to maintain assets, perform general maintenance, and support grounds services across apartment homes. The role reports to the Service Manager and Property Manager and focuses on 75% market-ready units, 3–5 day downtime for turnovers, and a 10-day turn for upgrades per standards.

You will perform preventative maintenance, manage inventory, assist with repairs, and ensure safety and curb appeal in daily operations on-site.

Qualifications

• High school diploma or equivalent.
• 2+ years experience in apartment maintenance.
• Proficient in plumbing, painting, drywall, electrical, and life safety equipment.
• Knowledge of asbestos, lead, and renovations/repairs regulatory standards.
• Strong English communication skills, written and verbal.
• Basic computer skills and ability to operate a mobile device/PC.
• Ability to read gauges and safety manuals.

Responsibilities

• Perform and document preventative maintenance and inspections.
• Complete apartment turns and ensure market-ready condition.
• Assist with inventory and ordering of supplies.
• Walk property daily to identify curb appeal and safety issues.
• Handle resident-requested repairs within 24 hours.
• Provide on-call availability and after-hours emergency support.
• Maintain safety compliance and participate in safety meetings.
• Maintain neat uniform and professional conduct.
