Job summary

Asset Living is seeking a Community Manager to lead a housing community on-site under the Regional Manager. You will supervise staff, manage leasing, maintenance, and finances while ensuring compliance with policies and fair housing guidelines.

Ideal candidates bring 2+ years in affordable housing, CAM or ARM preferred, and strong budgeting, supervision, and resident relations skills to drive NOI and resident satisfaction.

Qualifications

• Minimum 2 years' experience with affordable housing programs (LIHTC, HUD Section 8, 236, HOME, etc.)
• Affordable Housing Accreditation (HCCP, HCP-E, COS, BOS, TCS, CPO) preferred
• Regular/daily onsite attendance is required
• Screen, hire, train, coach, and develop on-site staff per company directives
• Provide ongoing training, coaching, and guidance in line with Asset benchmarks
• Prepare weekly/daily office & maintenance staff schedules
• Address performance issues with proper documentation and HR involvement
• Support staff harmony and effective leadership
• Ensure policy compliance across staff
• Achieve NOI via cost control and revenue/leasing improvements
• Develop yearly operating budgets/forecasts
• Monitor deposits, rent collections, and charges timely
• Oversee vendor invoices reconciliation
• Ensure timely property closeout and accurate financial reporting
• Strategic leasing management
• Develop yearly marketing plan and use marketing systems
• Ensure effective leasing techniques and accurate reporting
• Resolve resident complaints and maintain satisfaction
• Develop and implement resident retention programs
• Show, lease, and move-in prospective residents
• Administrative & maintenance reporting accuracy
• Lead emergency response for the property
• Deliver excellent customer service and monitor maintenance responsiveness
• Maintain property appearance; conduct regular inspections
• Plan resources and obtain bids from vendors
• Direct maintenance, construction, and rehab activities

Responsibilities

• Oversee the entire operations of a housing community under Regional Manager.
• Manage personnel, leasing, maintenance, financials, admin & risk management.
• Supervise on-site staff to comply with policies, safety, and fair housing guidance.
• Develop yearly operating budgets/forecasts and marketing plans.
• Monitor vendor invoices and rent collections; ensure timely reporting.
• Head emergency team and coordinate response with staff and residents.
