Job summary

Pratum Co is seeking a Maintenance Supervisor to lead a small on-site maintenance team at a residential property. You will direct repairs, oversee make-readies for move-ins, and drive preventative maintenance to protect building systems.

The role requires strong plumbing, electrical, HVAC and carpentry skills, plus prior supervision of staff on residential properties. Flexibility for evenings, weekends, and on-call shifts is expected.

Qualifications

• Minimum 3 years' experience in residential property management or a related field.
• Experience supervising others on a residential residence is required.
• Extensive knowledge of residential building systems (boilers, chillers, cooling towers, air handlers, condensing units, roof fans).
• CFC Type II certification preferred or may be required by building type.

Responsibilities

• Manage the on-site maintenance staff and repairs to uphold property upkeep.
• Oversee make-ready process to prepare apartments for move-in in a timely fashion.
• Initiate and oversee maintenance projects to improve curb appeal and optimize building systems.
• Develop scopes of work and source qualified contractors for bids.
• Control expenses and negotiate pricing through budgeting and vendor relations.
• Direct supervision and development of a 2–3 person maintenance team.
• Lead the Preventative Maintenance program with proper documentation.
