Pratum Co is seeking an Apartment Maintenance Supervisor to lead on-site maintenance staff and oversee all repair work for the property, ensuring high standards and timely move-ins.

You will manage preventive maintenance, vendor bids, and budgeting while maintaining strong customer service and curb appeal. A minimum of 3 years in property management and broad building systems knowledge are required.

Qualifications

• Minimum of 3 years' experience in residential property management or related field.
• Excellent plumbing, electrical, HVAC and carpentry knowledge.
• Experience supervising others on a residential property.
• Strong understanding of residential building systems ( boilers, chillers, etc.).
• Strong written and verbal communication skills; ability to train staff.

Responsibilities

• Lead maintenance staff and repairs to upkeep the property.
• Manage make-ready process for move-ins; ensure timeliness.
• Oversee maintenance projects, vendor bids, and pricing negotiations.
• Develop scopes of work and manage contractor performance.
• Control expenses, budget alignment, and owner goals.
• Maintain vendor relationships and approved vendor lists.
• Supervise daily maintenance team, training, and accountability.
• Direct Preventative Maintenance program and document results.
• Ensure compliance with housing laws and regulations.
• Foster customer service and curb appeal; handle on-call and overtime.
• Other duties as assigned.
