Job summary

Pratum Companies is seeking a Maintenance Supervisor to lead a small on-site maintenance team and manage make-ready processes for apartment turnovers. The role requires strong skills in plumbing, electrical, HVAC, and carpentry, plus the ability to supervise a team and coordinate with contractors.

Responsibilities include budgeting support, vendor negotiations, and ensuring adherence to housing regulations.

Qualifications

• Must have excellent plumbing, electrical, HVAC and carpentry knowledge.
• Experience with supervising others on a residential residence.
• Extensive knowledge of residential building systems including boilers, chillers, cooling towers, air handlers, condensing units, roof fans.
• CFC Type II certification required.
• Proficient using maintenance related programs, Microsoft Word, Excel, email and web searches.
• Excellent communication skills, including writing, proof reading skills, and speaking.
• Ability to manage multiple projects and work assignments from a variety of staff and volunteers.
• Flexible schedule including evenings and weekends and on an emergency basis.

Responsibilities

• Oversee maintenance staff and repairs to keep property in good condition.
• Manage the make-ready process to prepare apartments for move-in in a timely fashion.
• Initiate and supervise maintenance projects to improve curb appeal and optimize building systems.
• Develop scopes of work for small improvements/services and seek qualified contractors to bid the work.
• Monitor expenses and assist budgeting and pricing negotiations with proposals.
• Direct and maintain vendor relationships and negotiate pricing.
• Direct supervision and support for the maintenance team of 2–3 daily.
• Direct the Preventative Maintenance program and document timely completion.
• Adhere to local, state and federal housing rules.
• Create and motivate a team focused on customer service and curb appeal.
• On-call and occasional overtime hours.
