Pratum Companies seeks an Apartment Maintenance Supervisor to lead on-site maintenance teams and ensure property upkeep. Responsibilities include supervising staff, managing make-ready timelines, and driving preventive maintenance programs.

The role requires strong HVAC/plumbing/electrical skills, experience supervising residential staff, and the ability to manage vendors and budgets. On-call availability and a focus on customer service are essential.

Qualifications

• HVAC/CF(CFC) certifications strongly required or equivalent designations.
• Experience supervising residential staff on-site.
• Experience with residential building systems (boilers, chillers, cooling towers, air handlers, condensers, roof fans).
• Strong communication and documentation skills.
• Proficiency with basic computer programs and email.

Responsibilities

• Supervise maintenance staff and manage repairs to keep property in good condition.
• Oversee make-ready process for timely move-ins.
• Initiate and oversee maintenance projects to improve curb appeal and systems.
• Develop scopes of work and obtain bids from contractors.
• Manage expenses and budgets to align with owner goals.
• Maintain vendor relationships and negotiate pricing.
• Direct daily maintenance operations and employee development.
• Oversee Preventative Maintenance program and documentation.
• Adhere to housing rules and safety regulations.
• Lead customer service focused team and maintain high-quality standards.
• Work on-call and occasional overtime.
