Job summary

Pratum Co is seeking a Part-Time Maintenance Supervisor to lead on-site maintenance and make-ready operations for residential properties. The role focuses on managing repairs, coordinating with vendors, and ensuring high quality curb appeal and systems performance.

Responsibilities include supervising the maintenance team, developing scopes of work, managing budgets, and adhering to housing rules. The position requires flexibility to work evenings, weekends, and emergency hours.

Qualifications

• Must have working knowledge of NSpire inspection.
• Strong knowledge of residential building systems incl boilers, chillers, cooling towers, air handlers and roof equipment.
• Experience supervising others and managing multiple projects.
• Proficient with maintenance software and MS Office tools.

Responsibilities

• Manage maintenance repairs and upkeep of the property with on-site team.
• Oversee make-ready process for timely move-ins.
• Initiate and supervise projects to improve curb appeal and systems.
• Develop scopes of work and solicit qualified contractors.
• Control expenses and participate in budgeting and pricing.
• Lead vendor relations, pricing negotiations and approvals.
• Direct daily maintenance team supervision and training opportunities.
• Oversee Preventative Maintenance program and ensure documentation.
• Comply with local, state and federal housing rules.
• Foster customer service and strong curb appeal culture.
• Be on-call and work overtime as needed.
