Job summary

Harbor Group Management Company is seeking a Property Manager for a multifamily property in Durham, NC. The role oversees operations, finances, and administration to meet performance goals and deliver excellent resident service.

You will supervise on-site staff, manage vendors, and ensure compliance with federal, state, and local laws while driving occupancy and budget targets. Strong leadership and communication are essential for success.

Qualifications

• High School Diploma or equivalent required.
• Minimum of three years in multifamily property management.
• At least two years supervisory experience.
• Strong understanding of lease agreements, rent collection, and enforcement procedures.
• Proficient with Microsoft Office and PM software.
• Knowledge of real estate contracts, financial management, and regulatory compliance.
• Proficiency in social media platforms is a plus.
• Excellent organizational and communication skills with ability to manage multiple tasks.

Responsibilities

• Operate the property within approved financial guidelines and budget constraints.
• Analyze financial statements and reports to inform budgeting and performance forecasting.
• Maximize revenue by setting rent rates, collecting and posting rent, renewals, and delinquencies.
• Approve and reconcile vendor invoices, ensuring insurance compliance and budgeting.
• Supervise on-site staff, including hiring, training, scheduling, and evaluations.
• Ensure compliance with Fair Housing, ADA, and FCRA.
• Develop leasing and marketing strategies to drive occupancy.
• Promote resident satisfaction and timely service requests.
• Conduct regular property inspections for safety, maintenance, and cleanliness.
• Review and manage service contracts and capital improvements.
• Document move-in/move-out inspections and unit turnover.
• Coordinate updates for owners/investors and conduct property tours.
• Maintain petty cash and daily bank deposits; post to G/L.
• Utilize MRI or similar PM software for tracking and reporting.
