Harbor Group Management Co. is seeking a Property Manager to oversee the operations, finances, and administration of an assigned residential property. You will lead on-site staff, manage vendors, and drive occupancy while meeting budgeted targets and compliance standards.

You will oversee leasing, market strategies, and resident relations, ensuring service quality and timely inspections. This role requires strong organizational skills and proficiency with property management software.

Qualifications

• High School Diploma or equivalent.
• 3+ years in multifamily property management.
• 2+ years supervisory experience.
• Strong knowledge of lease agreements, rent collection, and enforcement procedures.
• Proficiency with Microsoft Office and property management software (MRI or similar).
• Knowledge of real estate contracts, financial management, and compliance.
• Social media familiarity for leasing (optional).
• Excellent organization and communication skills.

Responsibilities

• Operate the property within approved financial guidelines and budget constraints.
• Analyze financial statements and reports to inform budgeting and performance forecasting.
• Maximize revenue by setting rent rates, collecting and posting rent, renewals/discounts, and delinquency management.
• Approve and reconcile vendor invoices, ensuring insurance and budget compliance.
• Supervise on-site staff, hiring, training, scheduling, and evaluating performance.
• Ensure compliance with laws including Fair Housing, ADA, and FCRA.
• Develop leasing/marketing strategies to drive occupancy and retention.
• Resolve service requests promptly and communicate proactively with residents.
