RangeWater Real Estate is seeking a Maintenance Technician to sustain inside and exterior property upkeep, grounds, and common areas. You will diagnose issues, perform repairs, and complete the make-ready process for vacant units to support leasing activities.

The role emphasizes safety, accurate documentation, and timely service delivery, with standard 40-hour weeks and weekend availability as needed. Prior apartment maintenance and EPA certifications are preferred, along with a valid driver’s

Qualifications

• Excellent communication and delivery skills to connect with residents and team members.
• Proficiency in internet, word processing and spreadsheet software for reporting.
• Experience or willingness to learn property management software.

Responsabilités

• Respond to service requests within 24–48 hours and diagnose defects.
• Complete make-ready process to prepare vacant units for leasing with punch lists.
• Support cost-control by fixing parts rather than replacing when possible.
• Track inventory and follow purchasing procedures from the maintenance shop.
• Document work orders clearly for accurate tracking and reporting.
• Inspect contractor work to ensure quality and compliance with standards.
• Attend safety meetings and comply with OSHA and local requirements.
• Provide courteous, responsive service to residents and staff under pressure.
• Assist with regular property inspections to identify safety risks.
