Job summary

RangeWater Residential, LLC is seeking a Maintenance Technician to uphold our property's standards for cleanliness, safety, and functionality across inside and exterior spaces. You will diagnose issues, perform repairs, and complete work orders with urgency to meet resident expectations.

Ideal candidates have 1–3 years in apartment maintenance, a high school diploma or GED, and EPA/OSHA awareness. Proficient with Entrata/Yardi/OneSite is a plus; a valid driver's license is required.

Qualifications

• Education: High School Diploma or GED Equivalent.
• Experience Preferred: 1-3 years of apartment maintenance experience or equivalent preferred.
• Advanced Skills: Communication and Delivery Skills with ability to connect to people at all levels.
• Computer Skills: Proficiency in property management software (Entrata/Yardi/One Site).
• Licenses: Current Valid Driver's License.
• Certifications: EPA Type I/II or Universal for refrigerant recycling and state/local certifications.

Responsibilities

• Completes assigned work orders from resident requests within 24–48 hours and performs routine upkeep.
• Completes the make-ready process for vacant units, conducts pre-move-out inspections, and coordinates vendors as needed.
• Fixes parts when possible to support cost control and minimize waste.
• Tracks materials and returns unused items to inventory; notifies supervisor for reorders.
• Documents work performed to ensure proper reporting and tracking.
• Inspects work by contractors to verify quality and compliance with standards.
