Job summary

RangeWater Residential, LLC is seeking a Maintenance Technician to handle work orders, make-readies, and routine upkeep across our multifamily properties.

We value hands-on skills, strong communication, and the ability to work with vendors and residents in a fast-paced environment. The role requires EPA certifications and physical ability to lift up to 50 pounds, with some testing and travel to nearby properties.

Qualifications

• Excellent communication and delivery skills to connect with residents and team members.
• Strong general computer skills for reporting and documentation.
• Ability to work in a fast-paced, customer-focused environment.

Responsibilities

• Complete assigned work orders from resident requests within 24–48 hours and perform routine upkeep.
• Complete the make-ready process for vacant apartments including inspections, punch lists, and scheduling vendors.
• Help control costs by repairing rather than replacing parts when feasible and using materials efficiently.
• Track materials from the maintenance shop and alert management when re-ordering is needed.
• Document all work orders thoroughly to ensure accurate records and reporting.
• Periodically inspect work performed by contractors to ensure quality and compliance with standards.
• Attend safety meetings and follow OSHA and related safety policies.
• Provide respectful customer service to residents and coordinate with the maintenance team.
• Assist in property inspections to identify safety and maintenance issues, and communicate needs to management.
• Other duties as assigned.
